A PIED-À-TERRE IN THE HEART OF BATIGNOLLES

The agency recently delivered to Alberto, an Italian client living in Dubai, this superb 30m2 one-bedroom apartment dedicated to rental and his occasional trips to Paris. Located in the heart of the 17th arrondissement and entirely redesigned to combine comfort, functionality, and elegance, it now boasts a colorful look and has been optimized down to the smallest detail.

The main challenge of the project concerned the layout of the living room, which featured… a shower (yes, really)! We therefore opted for strategic partitioning to restore meaning to the circulation throughout the apartment, enhance its different spaces, and add numerous storage solutions.

The entrance now features a console/shoe cabinet and opens onto a pass-through TV bookcase, created to separate without partitioning and allow light to pass through. On the other side of the pass-through unit, a living area with a convertible sofa and side tables, open to a warm and functional L-shaped kitchen, including a bar and two high stools. Two full-length mirrors were added to the living room to maximize the sense of space.

The fully re-partitioned bathroom now benefits from a tiled walk-in shower with a niche for toiletries, a small vanity unit highlighted by a wall-mounted mirrored cabinet, ideal for storing brushes, makeup, and beauty products. A washing machine, wall-hung toilet, and hot water tank concealed in a casing prove that every square centimeter can be utilized, even in a small area.

Finally, the bedroom has been designed as an urban cocoon. The original marble fireplace has been preserved and enhanced by two large linear wardrobes that structure the room and offer maximum comfort. To complement the created storage, we installed a headboard integrating niches for books and other everyday objects. A light-filled desk area completes the space, perfect for remote working or dreaming of future adventures.
